I saw this listing yesterday. Decent location, slightly aged home, 2 car attached, 4 beds/2.5 baths, $340k, high property taxes . I immediately thought that building in the back was for another property.
Enhance...
Ok, nice two story out building in the back. Ample acreage for activities.
ENHANCE...
Ok that’s on the property. Let’s read the description:
50x195 Out Building with Electric which would be Perfect for the Car Collector Might be able to fit 40 Plus Cars
Oh my goodness.
No shots of the inside, and a few areal shots show some of those sky windows missing. Imagine having almost 10,000 sq. ft. of garage space.

I mean, I think it could be improved:
![]() 09/16/2020 at 07:16 |

Wow! You could make some coin renting a big chunk of that out for storage.
![]() 09/16/2020 at 07:20 |
|
For that price I’d buy it instantly, had it been located somewhere around me.
![]() 09/16/2020 at 07:25 |
|
Now you’re thinkin!
![]() 09/16/2020 at 07:26 |
|
Exactly. Half of that can be used to store. That could probably pay the mortgage right there
![]() 09/16/2020 at 07:27 |

It’s a hair above my price range (300k/400tax). But as others mentioned, I could make some money renting some of that barn for storage

I don’t want to spend quite so much time mowing but the rest is... mostly okay. That house though...ewww.

Ironically, my gf and i were just discussing both of us selling our houses and me moving closer to her (she lives in Medina). I said I needed at least a sixteen car garage...
![]() 09/16/2020 at 08:06 |

Thats a great idea. Definitely needs a sand trap to protect the paddock from an over run.

3 acres is large enough without requiring a combine to cut the grass. May take all day on a zero turn, but worth it.

There ya go
![]() 09/16/2020 at 08:14 |

Make an offer...
And as someone said, rent a few storage spots for other car collectors, that should offset the mortgagae quite a bit.

There was a small airfield in Texas I was looking into buying . came with a bunch of gse and a few planes, some flew, some not so much. Would have been fun. Had a nice apartment above one of the hangars, too. Wife didn’t like that idea, and now that we are separated/divorcing, might look into it again.

“High property taxes” Ok, lets see.. $6k.
HAHAHAHA. I dream of $6k property taxes. I’d sell a kidney for that.

B etter to live with the cars closer to you, especially in the winter. This is the ultimate house; just make sure most of it is garage.
![]() 09/16/2020 at 08:54 |
|
If that place were near me the price would be 5-6x more...
![]() 09/16/2020 at 08:58 |

With so many in Northeast ohio needing to store a classic car, boat, or RV for the winter, this could definitely be a money maker. Most storage units around here are $100-120/mo for a 10x20 spot. If you could fit 30 cars at even $50/mo, that’s $1500/mo for 4-6 months each year (assume October-March or so). Not too shabby.
If this was closer to me on the east side I’d certainly look into it!

3 acres should be able to be done in a couple hours at most on a good zero turn. I grew up on three acres and it took about 2.5 hours with a 48" riding tractor. Big zero turns can easily get up to 60" now.
![]() 09/16/2020 at 09:04 |

Even better!
![]() 09/16/2020 at 09:05 |

I’m sure there’s higher taxes other places. My folks are paying double that for less than .25 of an acre outside chicago. We were aiming for $1500~ monthly payments

I want to check it out this weekend just because.

A garage with a small house in it. Love it
![]() 09/16/2020 at 09:10 |
|
Yep. It’s not like anybody who would be in the market for a house like that, could afford to fill a garage that size on your own anyways. Might as well use it to earn some cash.

YES!

smobgirl actually tracked down the plans after I posted that photo here. Pretty impressive detective work. Sadly I can’t remember any keywords to search for it.

Is there anything else the previous owner could’ve used it for if not a huge car collection? No big equipment’s going to make that corner...
![]() 09/16/2020 at 09:44 |

The listing also mentioned carpenter storage? If the ceilings are tall enough, I’d put a half court basketball floor in there.

My shop is 14' for that reason (would work for lay-ups, at least!).
That is a HUGE wood shop, if that’s what it was...

That place looks very promising.

We bought 7.2 acres at the end of 2019, property has a 670 sq ft cottage built in the 1950's. I redid the entire exterior, bathroom, and a some of the kitchen so far .
Should have permits in the next few weeks, building a new 2400 sq ft house and 1500 sq ft shop on the property. Total cash outlay will be $450k.
I’ll finish fixing up the cottage and it’ll be an Air BnB, should throw off enough passive cash to pay the bills.

Psh... do you know how many < $1k Volvos I could put in there?
All of them.
![]() 09/16/2020 at 13:51 |

This would just be an excuse to buy a sweet tractor with one of those huge 10' wide bat-wing mowing decks behind it!
![]() 09/16/2020 at 18:32 |

More than I could afford!
![]() 09/16/2020 at 18:54 |

True. 60 $1k Volvo is $60k.

Exactly. I love shit- boxes as much as anybody, but I don’t have that kind of cheddar laying around.
![]() 09/16/2020 at 21:43 |

Same. But I do think I could make a good show at trying to fill that space up. Though I suppose that goes for most of Oppo.

I'm sure we'd all do our best at compiling an indoor junkyard :)

And then David Tracy would be like "Hold my beer!"

I’m sure if I owned this place, DT could talk me into storing a Jo op or six for him.

As long as your tetanus shots are up to date, I don’t see a problem with this.
If I owned it, I don’t even know what Id do. Maybe get a bunch of awesome tools (mill, lathe, plasma cutter, etc) and host Oppo build parties!

Given that the rear building i s for a commercial detailing business, I dont trust the redfin to list the tax info correctly. I ran into this on two occasions looking at places that had barns used for businesses zoned for mix use, and the site only listed the residential estimate. Got to one, sheet and all the sites were listing 4k in taxes which seemed odd as the barn was enormous. Go to the town records and the barn zoned commercial was 12k a year.

It comes with the territory in the back rust belt. The rockers on my truck are dissolving quickly :/
Oppo build parties would be awesome!

How’d you find out about the detailing business?

Yea, none of the sites get the taxes right for my area. And $12k taxes
is what I pay for a 1700 sqft house on half an acre.
